Bankruptcy appraisals:
We are able to provide appraisals for residential and commercial properties, as well as vacant land, that will be acceptable by your local bankruptcy court. In addition, we will include the Declaration of Appraiser form that is required in most most jurisdictions.
Divorce appraisals:
Our goal is to provide a value that is an accurate reflection of the market. We remain completely impartial and do not “take sides” in these cases. We are not influenced by either party to the divorce. We strive to be as fair as possible. Our appraisals are based on our inspection of the property as to the condition of the house, and by market evidence as to the value of the house. Because of this, our appraisals are accepted by both parties in many instances.
For Accountants
Although the $5,000,000 estate tax exemption has greatly reduced the number of people who will be subjected to this tax, the need still exists to establish a value for an inheritance “basis” as of the date of death. Our large data source capabilities allow us to provide retrospective appraisals going back month or years.
On occasion, appraisals will also be needed for accounting and depreciation purposes. We can provide appraisals that separate the improvements from the land, so that you can establish depreciation schedules for the improvements.
